  Design Development  
 

Design Development is the second phase in the Architectural Process.  During this phase the Schematic Design is more fully developed and refined.  The project is given more detail and specific elements such as mechanical systems, finishes, building materials, and structural systems, along with other primary building components are defined.  These items provide the basis for the construction document phase of the project. 

The Owner’s input and understanding is critical at this phase.  It is their opportunity to focus on the specifics of the project by refining plans and establishing the details.  This phase takes the project from the “big picture” and addresses the specifics.

This information is conveyed through detailed site plans, floor plans, sections, elevations, details and other documentation as maybe required to thoroughly express the design intent to the Owner.
