Design Process
Involves the five primary phases to take a project from the client’s vision to the physical reality.
Schematic Design
This is the earliest phase in the process where the client’s vision evolves into a project program which defines the functional needs of the project and is expressed through preliminary drawings.
Design Development
This part of the process refines the schematic design by adding more clarity to the project program, adds detail to the design, and integrates building structure and systems into the design.
Construction Documents
This phase in the process takes the prior design phases and adds the remaining information needed to provide a set of documents that can be used for permitting, bidding, and construction.
Bidding and
Negotiation
During this step the architect assists the owner in the process of selecting a Contractor and obtaining construction costs through a procurement method best suited to the client.

Phase Services
This is the time when the vision, the planning, the design, and the drawing become reality. During this time the architect provides services on behalf of the client to make sure that reality meets the expectations.
